• No citywide cap on number of licenses found in Ordinance 4566 or the city STR pages.
• Annual city license per property, valid one year, non-transferable (Sec. 18-153). Valid Arizona TPT license required and must be shown on the application. Proof of liability insurance of at least $500,000, or platform coverage. Application requires background/violation disclosures for the applicant. Neighbor notification within 30 days of receiving license, including a 24-hour emergency contact. Sex-offender background check on every guest within 24 hours of each booking (Sec. 18-176; $1,000 mandatory minimum fine). Occupancy limited to a single family of one to six adults plus related dependent children. Working smoke alarms maintained annually per NFPA 72, posted floor-plan map. Trash container rules. Use for events, weddings, banquets or other non-residential uses is prohibited (Ordinance 4719). Nuisance Parties and Unlawful Gatherings ordinance (SRC 18-121) applies. Penalty for failing to apply after written notice: $1,000 per 30-day period. Distinction: Scottsdale licenses all rentals under 30 days at the same $250 fee; no separate fee by owner-occupied vs whole-home was found.
